Personal checking account: $10,630 (-$12,204) – I move $10,000 to my emergency fund. This complete my 2016 Goals.

Rental checking account: $16,970 (+2,960) – This is from rent collected, I’m also going through one eviction on one of my house. So next month I might not net a lot.

Saving Account: $21,045 – I was able to achieve my goal of saving $20,000 for my emergency fund. 2016 Goals

Mortgage Expense:

-$615 – Mortgage for Rental Properties #1 Rent Received ($900) This payment from April since they’re late. I have given them a 30 days notice to vacate the property. They have been late several time in the past. It’s time to move on, I’m hoping to get a new tenant in the next couple of month or sooner. Depending on how the property look.

-$479 – Mortgage for Rental Properties #2 Rent received ($1,165)

-$1,417 – Mortgage for Rental Properties #3 Rent received ($1,567) Had to pay for some minor repairs.

Total Income Received: $3,632

Total House Expense: $2,511

Net: $1,121

Car loan: $17,383 (-$3,445) I put a big chunk of money this month trying to get the payment a little bit lower.

CC debt:

-$50 – money transfer fee
-$1,600 – western union transfer for family

-$17 - Shopping

-$199 – Self Storage

-$257 - Car taxes

-$39 - Shopping

-$57 - Phone bill

-$50 – For mother utility bills.

-$65 – Internet

-$285.00 - Purchase a gun.

-$609 - Purchase another gun.

-$84 - purchase a back pack

Total CC Expense: -$3,508

Car Payment: -$3,500

Total Expense: -$7,008

 

Summary:
◾For this month I made a purchase a total of $8,000 in my VTSAX (Vanguard Total Stock Market) index funds.
◾Dividend from stock/index that I received this month was: $203
◾Net: from rental income is $1121, I’m in the process of evicting one of my tenant so next month I might not get any rental income for one of my rental.
◾Net worth increase $25,114

Goals for previous month:
◾Transfer $10,000 to my emergency savings. completed
◾Add $3,000+ to taxable investment Vanguard Total Stock Market Index Funds. completed

Goal for month of june:

I don’t have a goal for June but just continue investing in index funds and dividend stocks.
