This is the Privacy Policy of The Expat Investor (theexpatinvestor.com), a site operated by The Expat Investor Ltd, registered in England and Wales (company no. 17511591), registered office 128 City Road, London EC1V 2NX. It explains what we collect, why, who we share it with and the choices you have. We are an introducer that connects prospective buyers with property developers and their sales teams; we are not a financial, legal or tax adviser. For any privacy question, email [email protected].
If you complete our short questionnaire or book a call, we collect what you give us: your name, email address and (if you add it) phone number, and your answers — your budget band, your timeframe, how you would pay and what you want the home for. When you book a call, the booking details come to us from our calendar provider. Rory and James keep notes of your calls and emails with us, and of where your enquiry goes next.
If you reply to one of our adverts using a form on Facebook or Instagram, Meta passes us the details you enter there (your name, email, phone number and your answers) together with Meta’s own reference for that form entry.
We also record where your visit came from (the advert or page that brought you, including any click identifier an advertising platform added to the web address), the page you completed the questionnaire on, the country your connection comes from, and, with an enquiry, your IP address and browser type.
Analytics and advertising cookies are only set after you click “Accept” on our cookie banner. If you click “Decline”, or ignore the banner, none of them are set. If you accepted before October 2026, when our banner named only Google Analytics, we ask you again. With your consent we use:
_fbp and _fbc, and our site notes in tei_meta_fired that the pixel has already reported your enquiry, so it is not counted twice), so the platforms can tell us which adverts led to visits and enquiries, and deliver our adverts to people more likely to be interested.Without your consent, Google’s and Microsoft’s tags still send basic signals, such as that a page was viewed, a questionnaire step reached or an enquiry made, without setting or reading cookies. The Meta Pixel does not load at all.
Without asking, our own site keeps three small items in your browser’s storage. They are not shared with anyone unless you send us an enquiry: your cookie choice and the version of the banner you answered (tei_consent, tei_consent_v); where your visit came from, including any advert click identifier (tei_attr), so an enquiry can be credited to the advert that brought it; and which version of the questionnaire you were shown (tei_ab_verdict). Cloudflare, which delivers and protects the site, may set a strictly necessary security cookie. To show budgets in your own currency, the questionnaire asks ipwho.is which country your IP address is in; nothing is stored. If you book a call, the calendar is provided by Cal.com under its own privacy policy.

We advertise on Google, Microsoft (Bing) and Meta (Facebook and Instagram). When someone reaches us from one of those adverts, the platform adds a click identifier to the web address, and we keep it with the enquiry so we can tell which adverts lead to genuine enquiries rather than just clicks. We then report what happened back to the platform that ran the advert.
Google and Microsoft: we send the fact that an enquiry, a booked call or a later step happened, with its date, a notional value we put on it, the click identifier and a one-way encrypted (hashed) version of your email address, so the platform can match it to the original click.
Meta: if your enquiry came from a Facebook or Instagram advert or form, we send Meta the steps your enquiry reaches with us — the enquiry itself, a qualified enquiry, a booked call, a call with Rory, an introduction to a developer, a viewing booked and attended, and a reservation (with the fee we expect from the developer, not the price you pay) — each with its date. With each we send hashed versions of your email address, phone number, first and last name and country, and an identifier derived from your email address; Meta’s click identifier or form reference; and, for steps on our website, your IP address, browser type and the page address. If you accepted cookies, the Meta Pixel also reports the pages you visit on our site and sends the enquiry, qualified enquiry and booked call steps from your browser, and we include the Meta browser identifier so Meta counts each step once. If you clicked “Decline” on our cookie banner, we send nothing about you to Meta.
We never send your questionnaire answers, your budget, how you would pay, our notes or anything you tell us on a call to any advertising platform. Meta learns only which of the steps above an enquiry reached; whether an enquiry counts as a lead, or a qualified one, is decided by our own criteria, which include the budget and timing you chose. Google Analytics records which answer was chosen at each step of the questionnaire, as a short code, so we can see where people stop; those answers are not sent to Google Ads, Microsoft or Meta. We do not upload lists of the people who contact us to build advertising audiences. This is used solely to measure and improve our own advertising. If you would rather we did not include you, email [email protected] and we will leave you out of this measurement on every platform from then on.
For the information the Meta Pixel collects on our site and that we send through Meta’s Conversions API, we and Meta Platforms Ireland Limited are joint controllers for its collection and transfer to Meta, under Meta’s Controller Addendum. Meta is responsible for what it does with that information afterwards, under its Privacy Policy, and you can exercise your rights over it with Meta as well as with us.
If you ask us to introduce you to a development, we share the relevant details with that developer or its appointed agent so they can help you. We share the information described above with Google, Microsoft and Meta to measure our advertising. We use service providers who process data on our behalf: our web host, Cloudflare (delivering and protecting the site), Resend (sending our emails), Cal.com (booking calls) and our email and analytics providers. We do not sell your data.
Some of these providers, including Meta, Google and Microsoft, process data in the United States and elsewhere outside the UK and EEA. Where they do, the transfer relies on recognised safeguards such as the UK–US data bridge, the EU–US Data Privacy Framework or standard contractual clauses.
We keep your enquiry and our notes while we are in touch, and afterwards only for as long as we may need them, for example to settle a fee with a developer or to meet our legal obligations. Ask us and we will delete them sooner, unless the law requires us to keep them.
We publish content on social platforms including Pinterest, Facebook and Instagram, and advertise on Facebook and Instagram. We use their tools to schedule and measure our own posts and adverts. When we use a platform’s API, we access only our own business accounts and the content and adverts we publish; we handle any data obtained through those platforms in line with the platform’s terms and this policy, and we do not sell it or use it for any purpose other than operating our own presence and measuring our own adverts. If you interact with our profiles, pages or adverts on those platforms, that platform’s own privacy policy also applies to you.
You can ask us to access, correct or delete the information we hold about you, to object to how we use it, to leave you out of advertising measurement, or to stop contacting you, at any time. Where we rely on your consent you can withdraw it at any time (see “Change my cookie choice” above). If you live in a US state with a consumer privacy law, such as California, the advertising measurement above may count as “sharing” your information; email us and we will leave you out of it. To do any of this, or for any privacy question, email [email protected]. To have everything we hold about you deleted, including anything that came from a Facebook or Instagram form, email us from the address you gave us with “Delete my data” in the subject: we delete it within 30 days and confirm by email. You can also complain to the Information Commissioner’s Office (ico.org.uk) or your local data protection authority.
