Is it safe to buy off-plan property in Thailand?

Off-plan can be safe with a reputable developer and proper protections, but Thai escrow is optional, so due diligence on the developer's track record is essential.

Off-plan (buying before completion) is how much of Phuket's best new stock is bought — and it lets you secure at today's price with a staged payment plan. But it does carry completion risk: the development must actually be built and delivered on time.

The key safeguard is the developer's track record. Established developers with a history of delivered, sold-out projects are a very different proposition from unknowns. Note that escrow is optional in Thailand, so buyer protections vary — which is why the reservation terms and the developer's record matter so much.
