Bali · Established and central
Seminyak is the established upmarket strip south of Canggu — boutiques, beach clubs and restaurants along a walkable stretch that has been Bali's default premium address for two decades.
Villas behind the main streets and a limited amount of apartment stock, largely leasehold. More resale than new-build, because the area was developed earlier.
A long stretch of grey sand with the island's best-known beach clubs along it. Swimmable with care; currents can be strong.
Reliable holiday demand at premium nightly rates, weighted to the dry season from roughly April to October.
Around 30 to 40 minutes from the airport, considerably better than Canggu.
Buyers who want walkable amenities and an established address rather than the newest area.
Leasehold terms and remaining years matter more than the villa. An attractive property on a short remaining lease is a depreciating asset.
As everywhere in Indonesia, foreign buyers use leasehold rather than freehold. Seminyak's stock is older than Canggu's, which means shorter remaining terms are common. Extension terms, and whether the landowner has agreed them in writing, matter more than the finish of the villa.
