Bali is the destination Thailand buyers most often look at alongside Phuket, and the ownership rules are fundamentally different — different enough that a like-for-like price comparison between the two islands is misleading.

Villas, almost entirely, spread across Canggu, Seminyak, Ubud, Uluwatu and Sanur. Apartment stock is limited and the market is dominated by small developers, so quality varies far more than in Phuket.

The rental picture

Bali's long-stay remote-worker market gives it a flatter season than Thailand's islands, which is a genuine advantage. Nightly rates in the popular areas are strong; management quality varies widely.

What a foreigner can own

This is the crucial difference: Indonesia does not permit foreign freehold at all. Every purchase is a leasehold or right-to-use structure, and the remaining years on that lease drive value directly. A villa with twelve years left is not the same asset as the same villa with twenty-eight.

Getting there, and how often you really would

Ngurah Rai International is well connected across Asia and Australia, which is a real advantage over the Thai islands for Australian and regional buyers. Ground transport once you land is the weak point — traffic between the airport and Canggu can take well over an hour.

What to watch

Because value depends on lease years, a Bali property is a depreciating asset unless the lease is extended — and extension depends on a landowner agreeing. Get the lease and any extension agreement reviewed by an independent Indonesian lawyer before anything is paid.
