Property for sale in Phuket

Phuket is the market most foreign buyers look at first, and the only Thai island with an international airport, private hospitals and a condominium market deep enough to give foreigners a real freehold route. It is also the most built, the most expensive and the most uneven — the difference between two beaches twenty minutes apart is larger than the difference between two countries.

What is actually for sale in Phuket

Condominium and villa in roughly equal measure, split by coast. The west coast from Kamala up through Bang Tao and Layan carries the resort and branded stock; the south around Rawai and Nai Harn is where people who actually live here buy; the east and centre — Phuket Town, Kathu, Chalong — is where the numbers work for anyone buying to let long term rather than nightly.

Who buys here

A wider mix than anywhere else in Thailand: British and American buyers wanting a warm base they will use a few months a year, investors buying into managed rental schemes, and a smaller group relocating outright. The first group tends to overpay for beachfront it will rarely use; the third tends to buy inland and be glad of it.

The rental picture

High season runs roughly November to April, and the west coast is close to unlettable in the September and October monsoon. Nightly rates in season are genuinely strong, but any yield figure quoted to you should be tested against an occupancy assumption for the whole twelve months, not the good six. Managed schemes smooth this out and take a cut for doing so.

What a foreigner can own

Phuket has enough condominium supply that the 49% foreign freehold quota is a live option rather than a theoretical one, which is why it is the easiest island in Thailand to own outright as a foreigner. Villas are the harder conversation: the land underneath cannot be owned in your name, so most villa purchases are a long lease or a structure over the land, and those are not the same thing as freehold no matter how they are presented.

Getting there, and how often you really would

Phuket International takes direct flights from across Asia, the Gulf and, seasonally, Europe, which is the single practical reason the island stays ahead of Samui and Krabi for foreign buyers. Getting around the island itself is the weak point — there is no rail, the coastal road is slow in season, and a thirty-minute drive on a map is often an hour in February.

What to watch

Two things. Sea view is priced as if it is permanent and it frequently is not — check what is zoned for the plot in front of you before paying for the view. And the rental projection in the brochure is the developer's, not a valuation: ask what occupancy it assumes, what the management fee is, and what happens in the monsoon months.

In a condominium building, yes — freehold, in your own name, within the building's 49% foreign quota. Land cannot be owned by a foreigner, so villas are normally a long lease or a structure over the land, which carries different risks and a different resale story.

It depends entirely on what you want the property to do. The west coast beaches carry the resort and holiday-let stock at the highest prices; Rawai and Nai Harn in the south suit people actually living here; Phuket Town, Kathu and Chalong are where long-term letting numbers work best.

Is Phuket property a good investment?
