Koh Samui sits in the Gulf of Thailand, a 90-minute flight from Bangkok, and runs on a different rhythm from Phuket — smaller, greener, more coconut plantation than construction site, with a property market to match.
Villas dominate, and hillside sea-view villas dominate the villas. Condominium supply is a fraction of Phuket's, which matters more than it sounds: it means the freehold route foreigners rely on is narrower here, and most purchases end up as leasehold over land.
Buyers who have looked at Phuket and found it too built. Samui trades on being one step further away — the flights are less frequent, the infrastructure is thinner, and for a certain buyer that is the entire appeal.
Sharply seasonal, and the season is different from Phuket's: Samui's wettest months are October to December, when the west coast is at its best. If you are comparing yield projections between the two islands, check they are not quietly assuming the same calendar.
With so little condominium stock, most Samui purchases involve a long lease over land rather than freehold in your own name. That is the single biggest practical difference from Phuket, and it should shape what you are willing to pay.
Samui has its own airport, but it is privately operated and fares are markedly higher than the Bangkok-Phuket run. Most arrivals connect through Bangkok; the budget alternative is a flight to Surat Thani and a ferry, which adds several hours. Factor that into how often you would realistically visit, and into how easy guests find it to reach you.
Water and power on the island have historically been strained in peak season, and hillside plots carry access and drainage costs that do not show up in the asking price. Ask about both before falling for the view.
