On any sale to a buyer we introduce, agreed in writing before we send you the first one. We will not introduce a buyer on a handshake — not because we distrust you, but because the person who gets hurt when it goes wrong is the buyer who ends up being passed around.
Where the developer pays you at the private contract and deposit, we invoice then. Where they pay on completion, we invoice on completion. We are not asking you to pay us out of your own pocket before you are in funds.
A buyer we register stays ours for twelve months, and the fee is due whether the purchase is made by that buyer or by their company, spouse, partner or family. Buyers abroad take months to decide, and a good many of them buy in a structure. Three months protects nobody.
We advertise from the United Kingdom and qualify by telephone. We do not fly out with buyers, so we cannot be standing in your sales office to register one, and we cannot attend a notary. Registration is an email carrying the buyer’s name, email address and telephone number, which you acknowledge in writing within two working days.
This is the one that decides whether we can work together at all. If your commission depends on us being physically present, then no buyer we send you is ever registered and no fee can ever arise — and we would both rather find that out in the first email than after the first sale.
A licence to use your photographs, video, plans and descriptions in our own advertising and social media, without your branding. It is what our advertising is made of, and it is how buyers arrive already interested in the kind of property you sell.
Thailand and Spain today, with Portugal and Romania in progress, and we will look at anywhere an introducer can lawfully be paid. If you are somewhere we have not reached yet and you can register a client by email, that is usually reason enough to talk.
