Kamala sits between Surin and Patong, and manages to be a short drive from the island's loudest place while feeling nothing like it. It is a low-key beach village with a strong family following and a growing cluster of upmarket residences on the headlands at either end.
A widening spread: established low-rise apartments along the beach road, newer branded and managed residences on the northern and southern headlands, and villas up the hillsides. More new stock has arrived here in recent years than in any comparable west-coast village.
A long, calm, swimmable bay that stays noticeably quieter than Patong or Karon. The southern end is the developed one; the northern stretch towards the headland is where it thins out.
Repeat family guests and long-stay couples. Kamala's proximity to Patong is a rental asset — guests want the nightlife twenty minutes away, not underneath them — and that combination books well.
About 35 minutes to the airport, 20 to Patong, and around 25 to the Bang Tao schools. A reasonable middle position that avoids the far-south airport penalty.
Families and second-home buyers who want a calm beach with Patong's amenities within easy reach.
The main road runs close to the beach through the village and it is busier and noisier than photographs suggest. Ask which side of it the property sits on, and go and stand there at six in the evening.
Newer managed residences on the headlands are generally condominium-titled and freehold-eligible within quota. Older stock along the beach road varies, and some of it is leasehold. The title type is not always obvious from a listing, so establish it early.
