Phuket · A small bay that stayed small
Nai Thon is a compact bay on the northwest coast between Layan and Nai Yang, hemmed in by headlands and national park land. Development pressure has been limited by geography, and it shows.
A small number of hillside villas and boutique low-rise residences, with very little turnover. Buyers usually arrive here having looked at Layan and Bang Tao first and wanted something quieter.
A short, clean, swimmable bay with a handful of restaurants along the front and no strip behind it. The headlands at either end keep it enclosed and calm.
Low volume, repeat guests, and a strong long-stay bias. This is not a high-turnover rental area and should not be underwritten as one.
About 20 minutes to the airport, 15 to Bang Tao's shops and schools. The northwest coast's short airport run is the practical advantage across all these bays.
Buyers who want a genuinely quiet bay with a swimmable beach and are not relying on rental turnover.
Very thin comparable evidence. With so few transactions, valuing what you are buying — or what you are selling — is largely a matter of judgement rather than data.
A small market with both types present. The boutique residences tend to be condominium-titled and freehold-eligible; the hillside villas are leasehold over land. With so few transactions, do not assume the structure used on the last sale is the one being offered to you.
