Patong is the commercial heart of Phuket tourism and the single largest concentration of visitor demand on the island. Everything about it is amplified — the beach, the nightlife, the traffic, the supply of accommodation — and any investment case here has to start by accepting that.
Nowhere else on Phuket delivers the same raw volume of guests. Patong has the highest visitor throughput, the deepest restaurant and retail base, and the shortest booking lead times on the island, which means a unit here rarely struggles to be seen. For an owner, that translates into occupancy that is easier to fill and a market that keeps working when other areas rely on advance bookings. The hillsides to the north and south of the bay hold the better residential stock, away from the noise but within a few minutes of it.

Dense, loud and convenient. Everything is open, everything is close, and the beach itself is broad and well-serviced. The hillside addresses give you the access without the volume.
Yield-focused investors who are comfortable with a high-turnover, high-competition holiday-let product — and buyers who genuinely want to be at the centre of things.
Patong is the clearest occupancy-led investment case on Phuket and simultaneously the most competitive. The volume is real, but so is the supply: Patong holds by far the island's largest inventory of hotel rooms and older condominium units, which caps the rate a comparable unit can command and puts constant downward pressure on the middle of the market. The stock that performs is the stock that differentiates — elevation, a view, newer specification, or a management programme with genuine distribution. Resale is also worth thinking about early: the buyer pool at the top of the Patong market is thinner than on the north-west coast.
High gross, high costs. Patong's short-stay model carries the heaviest management commissions, the highest turnover cleaning and maintenance load and the sharpest green-season dip on the island, so the distance between an advertised gross yield and the figure you actually keep is wider here than anywhere else. The realistic net planning figure is still the mid-single-digits — in the region of 4–5% — and it is not guaranteed, with capital at risk. Treat any Patong projection that quotes gross without naming the management split as incomplete.
