You pay us nothing. The developer you buy from pays us a commission, and we only introduce you to developers we have a written agreement with.
Developers pay at different points: some when you reserve, others when contracts are signed or exchanged, or when the sale completes. Either way the money comes from the developer, not from you. If a sale falls through and you are refunded, we usually have to repay our share.
If we ever introduce you to another firm, such as a mortgage broker, and that firm pays us, we will tell you before the introduction.
Because developers pay us, we are not neutral between every developer on the market. What we can do is tell you honestly whether the homes we can introduce fit your budget and plans, and say so when they don't. If you want to know how we are paid on a particular home, ask: we will tell you who pays us and when.
